What we do differently in The Villages.

  • Section approval workflow

    We submit Architectural Review Committee applications on your behalf, carry the insurance certificates the District requires, and schedule installations within the contractor work hours posted for your Section. The procedural overhead is the work — most of it happens before we set foot on the property.

  • SWFWMD rebate programs

    The Villages sits in Southwest Florida Water Management District territory, which runs ongoing rebate programs for smart Wi-Fi controllers, soil moisture sensors, and irrigation efficiency upgrades. We identify rebate-eligible scope before we quote it and submit the documentation for you. The rebates are real and they reduce out-of-pocket cost meaningfully.

  • Deed-restricted plant palettes

    Each Section publishes its own approved plant list and a list of prohibited materials. We design within both — no installations get rejected at District inspection because we tried to slip something in that doesn't appear on the list. Florida-Friendly principles overlap with most Section lists; where they don't, we tell you up front.

    Diagnose, repair, and re-test to pass District re-inspection.

    Install in November, remove in January, store between seasons.
